The "Live Free or Die" State

New Hampshire's motto, "Live Free or Die," was a written toast offered by one of the state's Revolutionary War heroes, General John Stark, to his comrades in 1809, on the occasion of an anniversary reunion of the 1777 Battle of Bennington, Vermont. Since that time, the citizens of New Hampshire have honored that statement with their love for independence and freedom.

New Hampshire is the northernmost of the original thirteen states and is situated between Maine and the Atlantic Ocean on the east, Massachusetts to the south, Vermont to its west, and the province of Quebec to the north. Known as the Granite State by virtue of its hills of granite, the state sports a natural beauty that includes 1,300 lakes and ponds and 40,000 miles of rivers. New Hampshire is also the home of the White Mountains, including Mount Washington, Franconia Notch, and the "Man in the Mountain."

Because of its natural beauty and resources, New Hampshire entertains more than a million visitors per year. It offers both warm and cold weather sports and activities to its residents and its many visitors, including skiing and snowboarding, hiking and rock climbing, boating and fishing, and the beautiful and colorful spectacle of its fall foliage.

The Towns of Londonderry, Windham and Hampstead are all located in southern New Hampshire within a triangle comprised of the cities of Nashua to the east, Manchester to the north, and Portsmouth to the east. All three cities have been recently named among the most livable cities in the United States.

Londonderry and Windham lie in New Hampshire's Merrimack Valley Region. This region was an historic textile-producing area and is currently the state's center for government and business, including the State capital, Concord. The region also includes a Shaker village, state parks, and the former home of the poet, Robert Frost.

Hampstead is located in the state's Seacoast Region. This region remains an important center for business, recreation and tourism. Portsmouth, located just miles from Hampstead, continues to be an operating seaport, and with its cobblestone streets and revived historic neighborhoods, offers the flavor of an old New England coastal city.

The Town of Londonderry
Londonderry is a town of approximately 23,000 residents located in New Hampshire's Merrimack Valley. With rolling hills, forests and apple orchards, Londonderry lies 12 miles south of Manchester, the "Queen City," and 43 miles north of Boston. The historic seaport of Portsmouth and the Atlantic Ocean are approximately 35 miles to the east. The White Mountain region is 1-1/2 hours to the north, and Lake Winnipesaukee and other large lakes lie a little more than an hour away.

Londonderry is primarily a residential community, offering a wide variety of single-family homes as well as condominiums. Many of its residents commute by car or by public bus service to work in the Boston area, and the town offers its families a quiet, country-like haven away from the metropolitan area.

Londonderry is truly a family-oriented community, and offers an excellent school system for kindergarten through high school along with sports, recreation and other youth programs.

Londonderry is home to many churches, and it is conveniently located close to hospitals, shopping, and recreational facilities. The Manchester Airport lies just north of Londonderry and provides services from most major domestic airlines.

The Town of Windham
Like Londonderry, Windham is located in the Merrimack Valley region. With Londonderry just to its north, the town is similarly situated to Manchester and the coastal, mountain and lake regions, and lies less than 40 miles from Boston.

The population of Windham is approximately 12,000, and the majority of homes are single-family residences and condominiums. The local school district offers elementary and middle school, and the town's high school students attend Salem High School located just to the east of Windham.

Like its neighbor to the north, Windham is a family-oriented community with a wide variety of churches, youth, and recreational activities.

Town of Hampstead
The Town of Hampstead lies east of both Londonderry and Windham and is located in the region of New Hampshire known as the Seacoast Region, lying closer to the Atlantic Ocean than to the Merrimack River. Hampstead is 22 miles from Boston and within similar distances as Londonderry and Windham to the mountain and lake regions of the State.

Like Londonderry and Windham, Hampstead is a residential community, and has approximately 9000 residents. Hampstead offers an excellent elementary and middle school, and its high school students attend Pinkerton Academy in Derry, New Hampshire.

Hampstead offers a slightly more rural environment than the towns of Londonderry and Windham and is a strong family community.

Real Estate Tips
Investment Real Estate >The Right Time to Buy

Are you waiting for "just the right time" to get into the real estate market? The signs indicate that there is no time like the present. Interest rates are still comparatively low and buyers are shopping for new and second homes in great numbers.

Vacation homes are very popular for investment purposes and personal enjoyment. You can use your vacation home as a getaway property now, and by the time you retire you will have paid a significant amount on the loan. If you live in a vacation home for 14 days a year or less, you can take depreciation on it.

Another important benefit is that tax deductions in the form of interest and property taxes help to offset the cost of paying for a second home. If the debt does not exceed $1 million, mortgage interest payments on principal residences and second or vacation homes are fully deductible for tax purposes.

Don't waste valuable time while interest rates creep upwards -- all you need is the right real estate agent to guide you!
